October is Breast Cancer Awareness Month.

For the past couple of years, my daughter’s soccer team CHiCAS FúTBOL Club and it’s associated families has raised money to contribute to three very important local Breast Cancer support groups in conjunction with Franz Witte Nursery’s Oktoberbreast Celebration on the evening of September 25th.

The three groups that we support are Casting For Recovery, Expedition Inspiration and Angel Wings Network. All of these groups play a very important part in our community and beyond. Please take some time to visit their websites to gain a better understanding of our or 

Over the past few years our CHiCAS (purchased and) contributed enough gas cards to help over 60 patients travel from rural Idaho towns into Boise for treatments. Last year we were able to sponsor 4 women for the Casting for Recovery Project.

We are happy to be a part of the Franz Witte Celebration and the help these organizations provide help to many women fighting breast cancer.

August Market Report

Single family home sales in August 2014 were 737 in Ada County, a decrease of 12% compared to July 2013.   YTD total sales are down 4% compared to this time last year; 5,265 homes sold compared to 5,508.

Average Days on Market in August were 53; six more days than last month. In August 2013, Days on Market was 52. 

Historically August sales increase from July levels.   Last year the increase was 8%. This year there was a decrease of 11%.  The National Association of Realtors attributes this change to a decrease in investor sales.  The positive side of this situation is that it leaves more room for first-time homebuyers to have a better chance of purchasing a home with the higher inventory and reduced cash-only sales.

October is a great time to buy and get in your new home before the holidays!  If you or someone you know is ready to buy, I’d appreciate your referral!

Tool of the Month –

If you are not using Nextdoor, I highly recommend you check it out. Simply put, is a social network for neighbors and neighborhoods to communicate quickly and easily.  Some reasons you should join:

  • Quickly get the word out about a break-in
  • Organize a Neighborhood Watch Group
  • Track down a trustworthy babysitter
  • Find out who does the best paint job in town
  • Ask for help keeping an eye out for a lost dog
  • Find a new home for an outgrown bike

Did you hear the news?

So you’ve probably heard the news from last week that two big players in the real estate industry, Zillow and Trulia, have merged.  In their announcement, they stated that they will continue to operate as separate entities, for now.

But what does this mean to you?

For consumers, you most likely will not notice anything different when you search for homes on Zillow or Trulia.  I would speculate that in the very near future, the two will streamline their processes and present an even better user experience. They will continue to develop tools to aid in your home search and also advance their mobile apps.

What does this mean for the industry?

It used to be that you needed an agent just to find out what was on the market.  Real estate agents before the time of the Internet were basically gatekeepers to the MLS data.  Now that data is easily accessible through sites like Zillow and Trulia.

So as agents, we now need to bring more to the table.  What we can offer is what I refer to as REAL data.  It is the local expertise that you can’t find anywhere else.  It is the deep knowledge of an area where we know exactly how far the school bus stop is and where to find the best eatery close by. Growing up in Boise has definitely given me leg up over other agents!


The bottom line is that you, as consumers, are better informed with the existence of Zulia, but you’ll still know to call the experts in when it’s time to make a move!

The Fourth of July is now a memory for 2014 and we are halfway through the year already!  I hope everyone had a happy and safe holiday!

The real estate market in the Treasure Valley is very active right now with the May median home price of $209,000; up 7% from May 2013. Our YTD median price is $205,000; up 9% over last year!  If you are thinking of selling your home, now is the time to get it on the market.  Most buyers want to get settled before school starts so they are shopping now.

November Market Report

The Ada County Association of Realtors reports some ups and some downs for the housing market in November.

Here are the highlights:

  • Single family home sales in November 2013 were 548 in Ada County, a decrease of 3.3% compared to November 2012.
  • Year-to-date sales are 7,385; up 14% over 2012 YTD sales of 6,471.
  • Days on market averaged 52 in November, no change from October.  Our year-to-date average is 51 days.
